An abstract is a complete historical summary of all recorded documents affecting the title of a property. It recites all recorded grants and conveyances as well as identifies and summarizes recorded easements, mortgages, wills, tax liens, judgments, pending lawsuits, marriages, divorces, etc., that might affect title. The abstract also includes a list of the public records searched, and not searched, in preparing the abstract.
